HOUSE RULES

DO YOU USE HOUSE RULES WITH YOUR LEASE AGREEMENT? House rules are an important tool to keep your apartment and the neighborhood looking its best. The house rules spell out to the tenants their responsibilities and the standards that you expect from them as a tenant in your apartment building. The house rules explain to the tenant that you want your building kept to high standards to attract quality tenants. The house rules should be used as an amendment to your lease agreement and signed by all parties. Here is an example of "house rules":

  1. Stereo, radio and television sets are to be kept at a volume that cannot be heard in the next apartment.
  2. No working on cars or motorcycles in the parking area, car ports or garages. This includes all changes, tire changes, and tune ups.
  3. If your car leaks oil, you are responsible for cleaning up all your oil drippings.
  4. No non-working cars are allowed in carport or garage.
  5. There is no parking in the driveways except to load and unload groceries. Apartment residents are to park in their assigned area only. Guests must park their cars in the street.
  6. Laundry room is to be used only between the hours of 8:00 a.m. and 8:00 p.m. Please keep laundry room door closed when not in use and clean lint trap on dryer after using.
  7. Occupancy is strictly limited to the people named on the lease. If you have guests who are going to stay longer than 3 days, please get prior approval in writing from the landlord.
  8. Please report promptly any dripping faucets, running toilets, or any other items that need repair.
  9. The unit must be kept clean, sanitary, and free from objectionable odors.
  10. No littering of cigarette butts, papers, trash, or beer cans allowed anywhere on driveways, hallways, or other common areas by occupants or guests.
  11. Garbage should not be kept overnight in the apartment unless in sealed containers. Separate garbage into recyclable and non-recyclable material and put in trash cans. Residents are responsible for putting out and bring back the cans.
  12. Clothing or towels shall not be hung outside on any ledge or balcony.
  13. All doors must be locked during absence of resident.
  14. Smoking in bed or the use or storage of gasoline, cleaning solvent, or other combustibles in unit is prohibited.
  15. It is the responsibility of the tenant to regularly check the smoke alarm and to replace the 9-volt battery as needed. If smoke alarm is not working with new battery, call owner immediately for replacement of alarm.
  16. Tenant is responsible for costs of repair for clearing stopped up toilets or sinks due to resident negligence. Do not pour any fat down kitchen sink. Run hot water down kitchen sink periodically.
  17. Dishwashing machines must be used at least once every 2 weeks to keep them functioning properly.
