Function / Services Provided
The Department of Community
Development is comprised of three different programs: Planning,
Building, and Code
Enforcement.
Planning
The Community Development
Planning Program provides the community of Dana Point with an array of
current and advanced planning services. Responsibilities include: Program
review of development projects in conformance with established policy
and regulations, maintaining a number of economic development strategies
to help enhance commercial development in the Citys Town Center
and other commercial areas. The department maintains and administers the
Citys General Plan, assuring that it reflects community values and
state statutes. Planning also carries out the requirements of the California
Environmental Quality Act, the California Coastal Act, and the Subdivision
Map Act. The Planning Program is directly responsible for providing staff
support to the Citys Planning
Commission.
Building:
The Building Program of
the Department of Community Development is responsible for enforcing the
Building and Safety Codes of the City. This includes performing plan checks
on construction documents as well as assuring that the project proposal
meets the building codes of the City. The program also distributes plans
for review by other agencies or City Departments, issues building permits
after plans are complete and corrected, completes final inspections and
issues a certificate of occupancy. The program also performs special inspections
as requested. The Building Program updates the Building and Fire Codes
every three years as required by the State. Local amendments are also
included with code updates.
Code
Enforcement
The Code Enforcement
Program of the Department of Community Development receives and investigates
potential violations of the Municipal Code for Dana Point. The Code Enforcement
officers use a systematic approach to gain compliance and elimination
of the code violations. Code Enforcement also maintains an active program
in the Lantern Village for not only code compliance, but property maintenance,
education and property enhancement.
